In fact, to-date, 18 North has taken an equity position and acquired an ownership stake in each of its projects, consulting engagements excepting. 

 We have extensive experience and dedicated staff that work on commercial properties and portfolios; however, our primary focus lies in the acquisition, repositioning and management of value-add multi-residential properties. We believe in the multi-residential sector due to its attractive yields, strong and consistent income base, rapid scalability, and, importantly, because our repositioning model has proven highly effective.  

Our Model

Our model is straight forward and its success is predicated on our highly-disciplined execution:

  • The establishment of clear investment objectives with our partners
  • The purchase of off-market, value-add assets with strong underlying fundamentals
  • The negotiation of advantageous purchase and financing terms that fit our investment objectives
  • The rapid turn-around of the assets through strategic capital reinvestment
  • The realization of increased rental rates through our progressive leasing platform
  • The refinancing or disposition of the assets at the end of the repositioning cycle

The entire repositioning cycle is managed in-house by our real estate professionals. If our investment objectives include holding the repositioned assets following the initial refinancing, then our property management division assumes management of the assets
