Management: we provide a full property management platform. Our partner can either fully out-source their property management needs to us or we can support their existing property
management groups. More specifically, our end-to-end offering is designed from the macro to the micro; capturing high-level goals and turning them into practical results:
Strategic: we build and execute an action plan for each asset, portfolio and project based on established partner objectives. Objectives can include certain rates of return, occupancy targets, redevelopment goals or desired sale proceeds, among others.
Operational: we execute the agreed upon action plan by staffing and resourcing it properly. We are very aware of costs and do not spend funds needlessly and without partner approval. We select qualified staff carefully and ensure that they are incentivized and vested.
Administrative: we provide full administrative support, including: user friendly web-portals for tenant, staff and owners, full tenant prequalification and leasing packages, regular performance reporting and all else required to manage the assets smoothly and profitably.
We undertake full review, analysis and underwriting of development, acquisition/disposition and re-development projects. We visit the assets, meet with the relevant stakeholders and authorities (if needed) and either prepare new financial models or review existing ones. Our process is summarized in a concise and clear report that helps our partners with their final decision making. We also include pricing, value and go/no-go recommendations, when requested.
We have extensive experience with a wide variety of leasing transactions, documents and tenancies. From neighborhood shopping centers to Class A office and industrial business parks, our team has leased millions of square feet and has successfully completed transactions with tenants ranging from small family businesses to AAA-covenant, Fortune 500 users. As a value-add service, we conduct sale and lease-back transactions as well as investor and end-user asset sales.
