18 North Development Corporation is the ground-up and value-add development arm of 18 North Corp. We create and reposition multifamily rental communities in high-growth markets primarily located across Oklahoma and Northwest Arkansas, with a focus on long-term ownership, resident experience, and operational excellence.

We specialize in two complementary verticals: build-to-rent (BTR) development and value-add renovation of existing multifamily assets. Our vertically integrated platform allows us to source, design, execute, and stabilize projects with speed and precision—always aligned with local market needs and long-term investment goals.

What We Do

Build-to-Rent (BTR) Development

We develop purpose-built rental communities—typically garden or townhome-style multifamily—in suburban growth corridors. These communities are designed to deliver institutional-grade returns while providing privacy, space, and convenience for today’s renters. Our BTR projects emphasize:

  • High-efficiency site plans and construction
  • Long-term durability and low-maintenance design
  • Resident-friendly amenities and layouts
  • Seamless transition into lease-up and management

Value-Add Multifamily Repositioning

We acquire and renovate underperforming or outdated multifamily assets, with a focus on garden-style communities that have strong location fundamentals but operational or physical upside. Our renovation approach is flexible and responsive to asset class and market demand, ranging from:

  • Cosmetic renovations: paint, flooring, fixtures, landscaping, amenity upgrades and light unit-turns.
  • Heavy value-add lifts: full-unit rehabs, MEP system replacements, structural repairs, and exterior envelope improvements

Renovation scopes are closely coordinated with 18 North Asset Management, which provides insight into tenant expectations, market dynamics, and operational constraints. We work together to plan de-tenanting strategies, renovation sequencing, lease-up timing, and amenity programming that match the asset’s positioning and financial goals.

Our Development & Execution Capabilities

  • Land Acquisition & Entitlement – We source development sites, manage zoning and entitlement processes, and prepare projects for vertical construction.
  • Construction Oversight – We act as the owner’s rep through pre-construction, vertical construction, and project closeout.
  • CapEx Planning & Execution – For existing assets, we develop and manage renovation plans that align with underwriting, business plans, and operations.
  • Integrated Operations – We collaborate with 18 North Asset Management for all lease-up, turnover, and post-delivery stabilization.
